AFFORDABLE SPACES AT ARCCO
As the lease-holder of Crown Land, Addison Road Community Centre Organisation (ARCCO) is allowed to sub-licence (or contract) premises within the Centre in order to raise funds to help run the community centre and recreational space. In line with the Centre’s founding purpose, community development in the Marrickville area, ARCCO has developed a rental rate policy that is designed to ensure financial sustainability whilst also providing equitable opportunities for a wide range of ‘tenants’ to operate at Addison Road.
Rental rates policy*
Tenants are categorised as falling into one of three tiers:
Tier One: Non-government organisations (NGOs) who sell products as one of their major activities. Tier One rental rates are calculated at approximately 80% of current market rates in the area. For example, a 800 + square-metre light-industrial building would be rented out at approximately $1,400 per week.
Tier Two: NGOs whose major activity is the provision of community services. Tier Two rental rates are calculated at approximately 50% of current market rates in the area. For example, a 65 square-metre office space would be rented out at approximately $230 per week.
Tier Three: Creative-industry sole traders, such as artists, writers or musicians. Tier Three rental rates are calculated at approximately 40% of current market rates in the area. For example, a 25 square-metre studio would be rented out at approximately $85 per week (as of early-2017).
